The Basics

Our prominent office is the hub of our organisation. It’s where you will see our register displayed on state of the art digital screens below our landmark illuminated signage. If you visit, you will meet our team of seven experienced staff who do nothing but sell properties like yours.

Even if you don’t, we believe that our high street presence is essential to give buyers and sellers alike confidence that they are dealing with a community-based business they can trust.

Our administration system and phones are internet based. They allow us to send property details to all potential buyers listed with us at the press of a button. Provide access to our systems from anywhere and allow us to work seamlessly from home. This has been invaluable since the outbreak of COVID.

Communication is key in agency, so our ability to communicate, record and diarise keeps us ahead of the game. Throughout your sale or purchase we will be in touch and keep you fully informed.

Our branding is striking and recognised locally and we use it across all of our marketing materials. We use it to make our listings really stand out.

We hope you agree that, although our bright yellow may be a bit brash, it does draw your attention on property portals and in other media. It’s what it’s supposed to do and it works.

Accompanied Viewings and Constructive Feedback

Face to face interaction is probably the most effective element of our marketing and sales process. When your property comes to market, our team will visit and then get straight on the phones inviting the hottest applicants to view. We attend 98% of viewings and would only ask you to assist if there was no other option.

Our experienced team will point out benefits of your property which are not immediately apparent, but will listen more than they talk. Whilst guiding potential buyers through your property we pick up on positive comments and body language but also note any negatives raised.

This allows us to provide useful feedback and advice on the presentation of your property as well as ongoing marketing advice.

We seek initial offers from all interested parties, even at a level lower than a seller’s expectation. Once a potential buyer has offered, they are on the hook. They have expressed a serious interest in purchasing your property. They can be qualified and often persuaded to pay the best price. It’s normally much easier to solicit a higher offer once an initial offer has been made, than it is to get the initial offer. So at this stage you can be well on your way to a sale.

If at the end of a viewing your property proves unsuitable for a particular buyer, we will know why. We will understand their requirements in detail and be able to recommend other suitable properties to them.

When conducting viewings on other properties, we will of course have yours in mind, and if it becomes apparent that your property is suitable for the applicant you can rest assured that we will be in touch. Proactive interaction with clients often leads to sales.

Property Portals

We will get your property seen by tens of thousands of applicants across numerous property portals.

We don’t just list our properties, we ensure they are seen on all the major property portals and have the highest possible profile. We utilise banner adverts, area sponsorships and behind the scenes features to generate the maximum amount of interest in our properties and awareness of our business. We seek the maximum profile and maximum exposure for our listings on your behalf.

Professional Photography and Virtual Tours

It’s important that your property is presented in the best possible light. We use state of the art equipment to provide enhanced digital photography, outstanding virtual tours and floorplans. In most instances, we provide these free of charge to our vendors and they are used across all media to great advantage.

Local Independent Agency with Far-Reaching National Connections

Although we enjoy the flexibility of being completely independent, we are part of one of the largest and most successful groups of agents in the UK. Going Direct

E-Marketing. We maintain a list of around 9000 clients that we contact via email. This allows us to circulate property information, market updates and other useful information to our clients.

Traditional mail outs. We utilise an automated system which can target properties of different types, in different price ranges and geographically. This highly-effective system assists us in generating new listings and sourcing specific properties for hot buyers. If you receive a letter from us saying that we have a buyer looking for a property like yours, it’s absolutely genuine and you should act fast if you are thinking of selling.

Our Local Paper, Community and Sponsorship

Many agents have abandoned newspaper advertising. We continue to support the Mid Devon Advertiser and believe that it is a valuable part of our marketing mix. Not everyone has internet access and without advertising local papers will fail. We would not wish to see this and many clients like to see their home advertised in the paper or featured in an editorial and sometimes, even today, this leads to a sale. We also provide sponsorship to various clubs and sporting events annually. This may not directly affect the sale of your home, but often the professional contacts we retain through such activities help your sale to proceed more smoothly.

Traditional Estate Agency

Over the last 30 years, our business has changed almost beyond recognition. The internet has made the property market less seasonal and provided access to local property listings from anywhere. No longer do you have to travel to the area where you want to buy and eagerly await the publication of a local paper for details of new to market homes. But some things haven’t changed. Personal interaction, awareness of client needs and tailored service are not available via a fibre optic cable.
